Green Real Estate

We are still seeing the weakness of the housing market with a slight upward move. The sustainable development is one of the few areas that are still seeing a growth.  Seventy percent of buyers are more inclined to purchase a green home than a conventional home in a down market. We as real estate agents need to send a message that living in an Earth-conscious manner doesn’t mean giving up style and comfort.

Foreclosures

US News states that lenders are still foreclosing on about four homes for every short sale that goes through.  Well know wonder since it takes the banks 6 months to respond to an offer.  Most buyers get tired of waiting or the agent just gives up.

What a great show..more American people need to take action on climate and clean energy solutions.   I can’t believe that 45% of the population believes that global warming not triggerd by humans.

2009 REALTOR®

All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL & CALIFORNIA ASSOCIATION OF REALTORS® are properly called REALTORS®. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate.

REALTORS® also have the benefit of  having the support of other REALTORS®, REALTOR® attorneys, and the C.A.R Government Affairs Team.

Here are a few things that WE, REALTORS® fought for in 2009.

FEDERAL TAX CREDIT FOR HOMEBUYERS EXTENDED AND EXPANDED.

The tax credit will be extended through April 30, 2010, with a 60-day extension if a binding contract is in place prior to the deadline. First-time homebuyers will continue to receive a tax credit of up to $8,000, while existing homeowners will receive a credit of up to #6,500.

MULTIPLE POINT-OF-SALE MANDATED BEATEN.

C.A.R. beat three separate legislative proposals that would have established costly point-of-sale mandates. These transaction busters included water retrofits, energy audits and retrofits and carbon monoxide alarm retrofits.

TRANSFER TAX BILL STOPPED.

 State legislation was proposed that would have allowed counties to impose a recording “tax.” Had it passed, a dangerous and expensive precedent would have been set leading to a likely wave of new property-related taxes to pay for local government services.
